As a landlord, you should inform your insurance company that your property is let. You are responsible for maintaining the insurance on the buildings and your contents. Tenants are encouraged to insure their own possessions under a separate policy.
All appliances, including central heating and boilers, should be checked and serviced prior to the tenant occupying the property.
It is the landlord’s responsibility to see that the premises, appliances, furniture etc. are clean before the letting commences. The Lease Agreement requires the tenant to return the property in a similar condition.
It is the landlord’s responsibility to provide a full inventory for the property.
