Lettings
The following services are provided through the letting process:
- Firstly, we arrange to meet with potential clients at the rental property to provide a rental valuation at the current market value. We also provide advice on how to present the property for rental, if required and take photographs if the property is prepared for photographing. There is no cost for this service. We work on a ‘No Let, No Fee’ basis.
- We then advertise the property on www.daft.ie and on our own website www.terriedunne.com and on our own property listing. We circulate details of the property to prospective applicants; local companies and relocation agents with whom we regularly do business.
- We ensure that all viewings are carried out in a professional manor by our experienced staff. All offers are relayed to our clients and mutually agreeable terms and conditions are negotiated.
- We obtain work references, bank references/statements and previous landlord (where applicable) from all tenants prior to move in.
- Once all tenant references are confirmed and the tenant has paid one months security deposit; a comprehensive Lease Agreement including all appropriate terms is drawn up.
- On the move in date, we also collect one months rent in advance from the tenant. We set up a standing order for the rent to go from the tenants account to the landlord’s account each month on the date of the lease commencement.
- We complete electricity and gas transfers into the tenants’ names.
- We ensure that the tenants sign and fill in all the relevant details on the PRTB form which is then given to the landlord for registration with the PRTB.
- We inform the landlord one month prior to the expiration of the Lease Agreement to negotiate a renewal lease or to organise to re-let the property.
Fees
Our letting service is subject to fees of 7% plus 23% Vat. Our letting fee is deduct from the monies collected from the tenant prior to the tenancy (one months rent security deposit and 1st month rent in advance)
Renewal Fee
Where tenants are extending their occupancy at a property we negotiate a renewal rent and Lease Agreement for a fee of €300 plus 23% Vat.
